Construction Specifications



1. MAIN STRUCTURE
The main structure is reinforced concrete in accordance with the Cyprus anti-seismic code.

2. INSULATION
A damp proof course (DPC) is fitted under all ground floor walls, and the ground floor slab will be laid on a damp proof membrane (DPM).

3. WALLS
All walls will be built with insulated block (YTONG)
• Interior walls will have thickness 100mm and External wall will have thickness 250mm
• All external surfaces of columns and beam will be covered with 500mm expanded polystyrene.

4. PLASTERING & PAINTWORK
• All external walls are covered with two coats of rendering and finished off with a grafiato on the outside and some wall surfaces will be cladded with natural stone.
• All interior walls are covered with two coats of fine rendering and three coats of paint.
• Fair face concrete ceilings are brought to a smooth finish with two coats of fine rendering and three coats of paint.

5. WOODWORK
All doors and units are imported from reputable manufacture with high quality of mechanism and
choice of colors and finishes.
The entrance doors from high density pressure wood and solid frame. The internal door and frame from laminated wood. All the units from all the units of the kitchen, wardrobes and same units in the toilets high pressure laminated wood.

6. FLOORING
Sitting-Dining Room-Kitchen Ceramic Tiles €20, 00 per / m2

7. WALL FINISHES

8. ALUMINIUM DOORS & WINDOWS
• All windows and balcony doors are made of excluded aluminium frame with double glass.

9. SANITARY WARE
• Sanitary wares, mixers and all the accessories will be with European Standards.
• All accessories for the Bathrooms are installed (mirror, toilet paper and towel holders).

10. ELECTRICAL INSTALLATIONS
Strictly following the Electricity Authority of Cyprus regulations for all the electrical installations, special care is taken to equip all our apartments with convenient power outlets and lighting points for ample lighting in all rooms. Telephone outlets are also conveniently installed in most rooms. Additionally the following conveniences are standard in all apartments:
• TV outlets in the open plan living room with dining area and kitchen in all bedrooms
• Doors answering phone
• Exterior lighting
• Provision for security system (wireless)
• Controlled sockets for all the electrical appliance, washing machine, dishwasher, refrigerator extractor fan, cooker and oven.
• Double sockets 13A in all rooms

11. MECHANICAL INSTALLATIONS
11.1 PLUMBING
• Solar panels with 200 lt. hot water tank, with electrical immersion heater and cold water tank of 1200 lt. Circulation of the hot water.
• The solar panels and water tanks with hot and cold water and pressure pumps are positioned on the roof in a specially designed area with minimum visibility for aesthetic reasons.

11.2 PROVISION FOR AIR CONDITIONING / CENTRAL HEATING
• Electrical power points and provisions for piping in relation to the future installation for split units air conditions are available in all rooms except bathroom and toilets.
• Electrical under floor heating will be installed with separate zones, according to the architectural drawings.

11.3 SEWAGE
• It will be constructed with high quality of materials and standards. Biological sewage system, with treated water tank storage will be installed. The clean water will be used for irrigation and for flashing of all the toilet of the apartments.

12. EXTERIOR GROUNDS, PARKING AREAS
• Top soil will be provided for garden to be planted. The drive-in and parking areas should be covered with stain concrete.

13. FENCING & GATES
• Metal balustrades to all balconies.
• Concrete wall to be used for fencing the perimeter wall.
• Metal gates with electric gates for the car entrances.
